Risk is assessed and validated at every gate — no scheme advances without passing the prior stage.

Qualification & Gating

Proof of funds, mandatory management acceptance, demand alignment confirmation, no planning guarantees.

Demand Mapping

Borough sufficiency assessment, provider appetite review, undersupply scoring. Only if aligned → progress.

Pre-Purchase Risk Gate

Planning consultant feasibility, pre-app engagement, provider validation. No pass → no purchase.

04
Conditional Agreement to Lease

Provider signs CAL — non-binding until C2 planning approved and works commenced to spec.

Acquisition

Purchase completes once risk is managed. RICS baseline valuation recorded for exit calculations.

Planning Application

Full C2 planning submission. Runway cap: 9 months or 2 refusals. Hard barrier → disengage or rescope.

Refurbishment

Delivered to provider specification. Optional project oversight available. Mobilisation runway activated.

Lease & Management

Lease activates, rent stabilises, mandatory Prem Property management commences.

Optional Exit

Refinance or fund sale support based on RICS uplift. 20% of uplift from baseline to exit valuation.
